As a property owner in Ontario, you'll receive a Property Assessment Notice for your property every four years unless there is a change to your property. Learn how to read your Property Assessment Notice.

How your motel property is assessed

Motel properties vary considerably, but in general, they:

  • Provide short or long-term lodging.
  • Typically have fewer amenities than hotels.
  • Are generally single-storey or two-storey buildings with connected rooms.
  • May have open walkways and exterior entrances.
  • Are usually located with good access to major road networks and situated near highways or on the outskirts of major or small cities/towns.

Assessment approach

Motel properties are valued using a gross income multiplier (GIM). The GIM appropriate for the property will also depend upon a wide range of factors, including:

  • size
  • design
  • age
  • location
  • quality
